If you've been following the real estate trends, or listening to the news, then it should be no surprise Metro Vancouver's residential real estate sales set an all-time record in March. For the first time ever, sales eclipsed 5,000, with a total of 5,173 residential sales. In our North Vancouver Detached and Attached markets we saw sales-to-listing ratios of +100% of listings sold, due to listings selling faster than the listing were replenished. In such an accelerated market, now reallly is the opportune time to sell a property in our markets. Here are some highlights:
- Overal for Metro Vancouver March 2016's sales were 56% above the 10 year average for the month
- Sales of North Vancouver Detached Properties were 4% lower than March 2015 with 36% less inventory
- Sales of North Vancouver Attached Properties were 3% higher than March 2015 with 66.7% less inventory
- Sales of West Vancouver Detached Properties were 44.6% higher than March 2015 with 31.5% less inventory
- Sales of West Vancouver Attached Properties were 7% below March 2015 due to 43% less inventory
- Sales of Downtown condo properties were 22% higher than March 2015 with 53% less inventory
Seller's Markets in March 2016:
- The Sales-To-Active listings ratio for Metro Vancouver was 70%, with 7 out of every 10 properties sold
- The Sales-To-Active listings ratio for North Vancouver Detached properties was 108%, with 10+ out of every 10 homes sold
- The Sales-To-Active listings ratio for North Vancouver Attached properties was 126%, with 10+ of every 10 homes sold
- The Sales-To-Active listings ratio for West Vancouver Detached properties was 46%, with 4.6 out of every 10 homes sold
- The Sales-To-Active listings ratio for West Vancouver Attached properties was 49%, with 4.9 out of every 10 homes sold
- The Sales-To-Active listings ratio for Coal Harbour Condos was 118%, with 10+ out of every 10 homes sold
