As many of you know, Rachael and I are proud supporters of North Vancouver's Block Watch Program. We are always keen to share with you information you may find important in keeping yourself safe or up-to-date on the happenings in your neighbourhood.

Please note that "Thefts From Vehicles" continues to be one of the higher occurring crimes in North Vancouver and Blockwatch reminds everyone that we are entering the holiday season with possibly more shopping than usual.  Please be careful about leaving shopping in your car and returning to the mall or other stores.  There are criminals who watch specifically for this.  It's a good idea to actually move your car to another parking spot or see if there is a "checking service" where you are shopping.  Please be extra vigilant about removing EVERYTHING from your vehicle when you get home so that you do not become a victim of "Theft from Vehicle".  Remember to lock the doors and windows and DO NOT leave garage door openers in your vehicle.  This could lead to entry into your home. 
 
At this time of year, remember to keep a front porch light on and consider motion detector lights in your carport, garage and backyard areas.  Thieves will look for the darker homes so they can't be seen.  Go outside at night and look at your home to ensure that your address is clearly visible from the street.  If you should ever need emergency assistance you want to be certain your address is visible and responders can find you.

Hello everyone, sharing with you the latest Candian Home Sales figures for August 2014.


So, how do our North Vancouver micro markets compare? While the overall Canadian market sits in balanced territory, sales of our single family detached homes sit firmly in a Seller's market  - at 37.6% of listed homes selling. We've been performing this way for all of 2014, and there is every indication this isn't going to change this fall.  With active listing inventory below last year, now is a great time to sell a house on the North Shore.


(For reference a balanced market is 15%-20% of active listings selling, a Seller's >20%, and a buyer's market <15%) 


Here are some of the Canadian highlights:

Canadian home sales climb higher in August

Monday, September 15, 2014 - 09:00

Ottawa, ON, September 15, 2014- According to statistics released today by The Canadian Real Estate Association (CREA), national home sales activity rose nearly two per cent from July to August 2014.

Highlights:

  • National home sales rose 1.8% from July to August.
  • Actual (not seasonally adjusted) activity stood 2.1% above August 2013 levels.
  • The number of newly listed homes fell 1.2% from July to August.
  • The Canadian housing market remains in balanced territory.
  • The MLS® Home Price Index (HPI) rose 5.3% year-over-year in August.
  • The national average sale price also rose 5.3% on a year-over-year basis in August.
